The works involved the demolition of an existing building and the construction of a new 5 storey 124 bedroom hotel over new double basement carpark located in a very restricted city centre location.
The double basement construction was particularly challenging due to difficult ground conditions and water ingress through gravels from the nearby River Lee. A full perimeter secant piled wall with waterproof basement construction was successfully completed wihilst avoiding any settlement / cracking issues on the adjacent listed buildings. A detailed regime for monitoring of settlement and vibration was maintained during the full construction period.
The external facade comprising of 3 different types of limestone cladding finishes requiring a high level of detailing to achieve the random vertical patterns on both sloping and curved facades and resulting in the very striking visual impact of the completed building.
